01Start With Your Situation

You Don’t Need It All Figured Out

Have a read through our website, explore the development and the homes. When you’re ready to work out what makes sense for you, our Relocation Strategy Session gives you 90 minutes to talk through your circumstances, budget, family, timeline, home requirements and relocation plans.

You then receive a personalised Ubuntu Strategy Guide to help you understand your next steps. The session costs £150. Sessions can be rescheduled if your circumstances change. Once booked, session fees are non-refundable. It is a planning service, not regulated legal or immigration advice.

02Understand

You Purchase Your Home. The Land Is Held Under Lease.

You purchase your home. The land it stands on is held under a 99-year master lease, in accordance with Ghanaian land law, not sold to you separately. There is no public land-price table because land is not sold on its own. Upon full payment:

  • Ghanaian citizens receive a 98-year sublease
  • Non-Ghanaian citizens receive a 50-year sublease

Both include renewal options in accordance with applicable Ghanaian land legislation.

This isn’t a restriction specific to Ubuntu or to non-Ghanaians: no one can hold freehold title to land in Ghana, including Ghanaian citizens. Under Ghanaian land law, all land is held under leasehold, so a lease structure is simply how land ownership works here for everyone.

03Your Compound

Standard Plots, Combined To Fit Your Family

Every plot at Ubuntu Eco Gardens is 100 ft by 80 ft. You are not choosing from a menu of differently sized parcels of land.

  • Standard plots are 100 ft by 80 ft.
  • You may combine as many plots as you like to form your compound. There is no upper limit, so you can expand to however many acres you want.
  • There is no standalone plot purchase without a home, and no purchase of additional land after your compound is set.
  • Your compound size is agreed as part of the home-purchase process, not sold to you as raw land beforehand.
04Secure Your Place

Choose The Home That’s Right For You. Secure Your Place With A 25% Deposit.

Phase Two is now open. Payment plans are available for your deposit. Your deposit secures your land allocation. It is not the full cost of your home: that is paid separately, in construction payments.

What Your Deposit Secures

You are not simply buying a house. You are joining a planned community, and your deposit is credited toward your home purchase and land allocation. It is not an additional charge on top.

  • Your land allocation, held together with its plot as one complete residential package under Ghana's established long-term leasehold system, the same structure used across residential property nationwide.
  • The paperwork and documentation associated with your land allocation.
  • Your share of the community's infrastructure: roads and access infrastructure, community buildings and shared facilities.
  • The ability to select your preferred plot or plots within the community.
  • Full credit toward the purchase price of your home and land allocation, under the agreed purchase structure.
  • A 7-day cooling-off period.

  • Payment plans are available for the deposit. We'll help you understand the options for your chosen home during your Relocation Strategy Session. Plan terms are not published on the website.
  • The deposit is not the full cost of your home. Construction payments follow separately, according to the schedule in your purchase documentation.
  • The deposit is refundable if the project does not proceed. Full terms are set out in your purchase documentation.

These are starting prices. Your final price depends on the home, plot and finishes you choose, and is set out in the Ubuntu Home Catalog.

What Happens After I Secure My Place?

A simple, step-by-step journey from choosing your home to becoming an Ubuntu homeowner.

    You select the Ubuntu home that is right for you.

    Confirm your plot / allocation

    Your chosen home and plot allocation are confirmed.

    Paperwork begins

    The relevant agreements are prepared and posted to you for signing. Your completed paperwork is returned to Ubuntu as part of your deposit process.

    Construction planning

    Your home moves into construction planning, ahead of the construction phases.

    Construction payments begin

    Construction payments are separate from your deposit and follow the schedule in your purchase documentation for your chosen home. Prepare them according to your own budget.

    Construction progresses in stages

    Ubuntu Eco Gardens will be developed in stages. Construction will progress through construction phases as the development moves forward.

06Phase One & Phase Two

Phase One Is Complete. Phase Two Is Now Open.

Phase One was the original founding phase of Ubuntu Eco Gardens. It is now completely closed and fully reserved. Phase Two is the current phase available to customers.

Founding Membership was exclusive to Phase One and is now closed. Phase Two customers are not founding members and do not receive founding benefits.

Phase One and Phase Two describe which homes are available to customers. They are separate from the construction phases of the physical development.

07Wherever You Are

Can I Build From Abroad?

Yes. Many of our buyers are building from abroad. Our team manages the home build and keeps you involved throughout, so you don’t have to be physically in Ghana every week to stay involved in your build.

  • A Relocation Strategy Session, wherever you are, to plan your next steps.
  • Guided plot and home selection, from our catalogue or as a custom design, without needing to be on site.
  • A clear, agreed payment structure via international bank transfer.
  • Our team and Ghanaian real estate lawyers prepare your land allocation and lease documentation on your behalf.
  • Regular project updates and build images.
  • Calls with your dedicated project lead.
  • Site visits are scheduled for the 2nd of each month for buyers who are able to attend in person, with dates that may change depending on weather and site accessibility.
Ongoing Construction & Buyer Support

You are not simply purchasing a home and being left to figure everything out yourself. We guide and support you throughout the journey. Once construction payments begin, buyers receive regular updates showing the progress of their home construction, with updates from their dedicated project lead.

Where Things Stand

Development timelines depend on legal, regulatory, and construction processes outside any single party’s control. Ubuntu Eco Gardens will be developed in stages, and construction will progress through construction phases as the development moves forward. We do not publish construction dates.
