No. While Ubuntu Eco Gardens is proud to welcome the diaspora home, it is not a diaspora-only project. It is an inclusive community designed for anyone, local or international, seeking a better way of living in Ghana.
Ubuntu Eco Gardens is located in Adaklu, in the Volta Region of Ghana, a region known for its natural beauty, culture, and growth potential. The closest operating international airport is Accra, approximately four hours away. Ho Airport is the closest airport to the development, approximately 45 minutes away, but it is currently closed for commercial flights. The government has announced plans to reopen the airport for commercial operations in the near future.
Yes. Ubuntu Eco Gardens offers investment opportunities across residential development, commercial spaces, business ownership, and agricultural initiatives. Reserve your spot for a Founders Circle Call to discuss opportunities suited to your goals.
Your deposit secures your permanent status as a Phase 1 Ubuntu Founding Circle Member. It allows you to reserve and select your preferred plot within the community. The deposit contributes toward your land allocation, legal documentation, and your share of the infrastructure costs, and it is fully credited toward your home purchase.

Onboarding is designed to be simple and well supported, from your first conversation to breaking ground.

  6. 6Our team, together with our Ghanaian real estate lawyers and BTA Developments Africa, prepares your land allocation and lease documentation.

Yes. There are several schools in the surrounding area, with the closest approximately 5 minutes away. Visitors can view nearby schools in the Location section of the website.

Many future residents have expressed interest in alternative education models, including a community-based micro-school. We are actively exploring this possibility while supporting a range of educational choices, including traditional schooling and homeschooling.

Yes, pets are welcome at Ubuntu Eco Gardens.
Ubuntu Eco Gardens is designed to be a highly resilient eco-village. Homes are planned to include solar power systems, allowing residents to remain largely unaffected by local power outages.
Yes. A community service charge will contribute toward security, maintenance, landscaping, shared infrastructure, and the general upkeep of the community.

We encourage contribution in the spirit of Ubuntu: “I am because we are.”

Contribution is voluntary and can look different for everyone. Examples include:

  • Sharing professional skills
  • Helping a neighbour
  • Exchanging produce with other residents
  • Participating in community activities

Our goal is to create a peaceful, supportive, and low-pressure environment.

All land transactions, documentation, and investment structures are handled with experienced Ghanaian real estate lawyers. Ubuntu Developments Africa is a registered UK company, and our development partner BTA Developments Africa Ltd is a registered Ghanaian company responsible for local development operations.
Yes. BTA Developments Africa will provide a structural warranty covering key structural elements such as foundations, roofing, and major structural defects for a defined warranty period.

Infrastructure implementation for Phase 1 begins in October 2026. Our current timeline is:

  • October 2026: infrastructure works begin
  • February 2027: target completion of master lease registration (subject to legal timelines)
  • March 2027: home construction begins
The construction and development process is being managed by BTA Developments Africa Ltd. All homes, whether from our catalog or fully custom, are built exclusively by our approved contractors, so every home meets the same standard of quality, safety, and design across the community.

Home prices vary depending on:

  • House size

  • Design preferences
  • Finishes and customisations

Our homes are designed with sustainable features such as solar energy systems, private boreholes, bio-digesters, and environmentally responsible building materials.

Ubuntu Eco Gardens operates under a 99-year master lease in accordance with Ghanaian land law. Upon full payment:

  • Ghanaian citizens receive a 99-year sublease
  • Non-Ghanaian citizens receive a 50-year sublease

Both include renewal options in accordance with applicable Ghanaian land legislation.

Yes. Ubuntu Developments Africa is a registered UK company that manages the facilitation of home construction and land allocation through our Ghanaian registered development partner, BTA Developments Africa Ltd.
Yes. Ubuntu Eco Gardens includes a dedicated commercial district for retail, services, and entrepreneurship, and residents receive priority access to commercial opportunities as they become available.
